  • Q: How do I make an appointment to see your properties?

    A: You can complete the on-line form at our website or call our office at 678-507-0100. We will schedule
    you within 24 hours to view the property. We look forward to working with you and finding the perfect
    home for you.
  • Q: What happens if the rental application is denied?

    A: The application fee pays for your credit report and national background checks for a criminal history
    check. This application is non-refundable once you apply. If the application is rejected, the credit
    application company will be notified, and a notification letter will be sent by the credit processing

    company. In addition, a representative from our company will contact you. Better Homes GA

     Properties complies with the Federal Fair Credit Reporting Act.
  • Q: What happens once the rental application is approved?

    A: When the rental application is approved, you will be contacted by a representative to complete the
    lease to secure the property. At the time the lease is signed by you, the Security Deposit and any Pet
    Deposits are due. The First Month Rent is due at the time you take possession to the property. If you
    take possession other than the first day of the month, the first month rent is still due and the per diem
    rent will be paid the second month. The Security Deposit and First Month Rent is required to be paid
    by money order or cashier’s check. No personal checks will be accepted for Security Deposit and First
    Month Rent.
  • Q: What is the minimum time I can rent the property for?

    A: All leases have a minimum lease time of twelve months. Sixty days prior to the end of your lease, Better Homes GA Properties will send a letter requesting you to notify us if you wish to extend the lease for an additional twelve months or terminate the lease at the end of your lease.
  • Q: What is the process for renting a home?

    A: After you view a home and are interested in renting it, you will apply by completing a rental application.
    You can apply directly on line at our website http://www.betterhomesga.net. Click on the “Tenant” tab
    at our website and then click on “Apply for a Rental Property”. The application fee is $50 per applicant,
    and anyone residing in the home over 18 years of age will be required to apply. The on-line application
    is totally secure and we will be notified of the results once you apply.


    The following documentation will be required to be submitted to Better Homes GA

    Properties once your on-line application is accepted.

    1. Copy of applicant’s Driver’s License
    2. 1 recent paystub with year-to-date earnings
    3. Most current year W2 form
    4. If self-employed , most recent tax return
    5. 12 month rental history (This can be name and phone number for current Landlord to be
    6. verified),
  • Q: What will happen if I have to terminate my lease early?

    A: Our leases offer an Early Termination option. If you need to terminate the lease before the end of your
    lease term, you will be required to give us 60 days written notice, pay rent through that 60 day notice
    period, pay the Early Termination fee which is equal to one month of rent, and leave the property in a
    clean and "rent ready" condition.
  • Q: What will I pay for the Security Deposit?

    A: The Security Deposit is usually equal to one month’s rent. In certain circumstances, we may require an
    additional security deposit depending on approval and acceptance on your part. The Security Deposit is
    paid in full by certified funds when you execute the rental agreement.
  • Q: When is my rent due?

    A: Your rent will be due on the first day of each month, and there is a grace period until the fifth day of
    each month for us to receive your rent. If we do not receive your rent by the 5 th day of each month (or
    the first business day after the 5th if the 5th. falls on the weekend), a late charge will be applied to your
    account and a letter will be generated and sent to you.

    We provide three ways to pay your rent to avoid late fees:

    1. Pay by bank electronic transfer (ACH). Request a form and provide us with a voided check. We will automatically transfer your rent on the 5th of each month (or first banking day after the weekend if the 5th falls on a Saturday, Sunday or holiday). There is no charge to do this.
    2. You can mail your rent or pay in-person at our office: 110 Mansell Circle, Suite 110, Roswell, GA 30075. We will not be responsible for the US mail’s failure to deliver your rent on time.
    3. Pay on-line at our website. You can pay by e-check which will cost you $2.95 convenience fee or by credit card which will cost you 3.5% of the amount paid +$2.95 convenience fee.
  • Q: Will you accept pets in the property?

    A: Depending on the type, breed and size of the pet, we will accept pets with an additional Pet Deposit. The pet deposit amount is discretionary based on the size, type, and breed and number of pets. Better Homes GA Properties reserves the right to determine if the pet is an acceptable breed and size. The pet deposit is refundable at the end of the lease less any fees to correct problems caused by the pet. The Tenant will be responsible for providing Better Homes GA Properties with a receipt verifying the carpets have been treated for flees and professionally cleaned at the time of your move-out inspection.
